One Unit Remaining At LCP's Prime Point
LCP, the national commercial property and investment company, has just one vacant unit available at its speculative development within its flagship Black Country business estate.
Phase two of Prime Point, at The Pensnett Estate, comprises 100,000 sq ft of prestigious industrial units. Stiltz Ltd, the home lift company, has secured a lease on 36,000 sq ft in building E; Total Kare, which specialises in lifting and testing equipment for heavy duty commercial vehicle workshops, has leased a 24,500 sq ft unit, while Glendenning Limited has leased a 17,000 sq ft building, leaving just unit G2 vacant.
It comprises a warehouse of 21,155 sq ft, with 10 metre eaves height. It also benefits from two level access loading doors, LED lighting, gas fired suspended heating and a 50 KN/m2 floor load. The unit also has fully fitted ground and first floor offices of 3,358 sq ft and externally there is an extensive demised yard, which includes 42 car parking spaces.
Paula James, LCP's industrial lettings manager, said Prime Point sits within DY5, Dudley's business and innovation enterprise zone, which qualifies occupiers for benefits, including up to £55,000 a year business rate discount over a five-year period.
"The response we've had over the past few months - and the success in securing subsequent lettings - demonstrates that there is demand for units of this type and size in the region," she said.
"With just one building left at this development, we and our marketing agencies are confident that we will soon find a suitable occupier, despite the challenges we face in the market."
Councillor Ian Kettle, cabinet member for regeneration and enterprise at Dudley Council, said: "Despite the difficult and unprecedented times we are living in, it is fantastic to see that the borough remains such an attractive prospect for businesses to build a base.
"The success story at Prime Point - along with our enterprise zone at DY5 on the Waterfront not far away, with the imminent arrival of the Metro and much more - shows we are very much open for business in the borough.
"I am sure it will not be long before the last unit is let and I am sure the businesses there will thrive for many years to come, creating jobs and boosting our local economy."

The Pensnett Estate is one of the largest secure business estates in Europe, and home to 160 businesses in over 2.4 million sq ft of commercial property.
