Coffee House to open at Queens House, Hull
“Coffee House has built more than 50 stores across the North, the Midlands and Wales on the strength of its product and its people, and it has done so as an independent business. That is exactly the kind of operator we want at Queens House. Taking the corner of King Edward Street and Paragon Street, overlooking Queen Victoria Square, Coffee House adds a strong daytime food and beverage offer to the scheme and brings 10 new jobs to the city centre. With two units now remaining, we would welcome conversations with retail, leisure and food and beverage operators who want to be part of it.”
LCP UK, part of M Core, has let 1-5 King Edward Street and 2-8 Paragon Street at Queens House, Hull, to Coffee House, the independent coffee operator founded in Lymm, Cheshire. The 10-year lease completed on 1 October 2026. The store is due to open in December 2026, creating 10 new jobs. It is the fifth letting at Queens House since LCP UK, part of M Core, acquired the scheme earlier this year, and with a further unit under offer, two units remain available across the 39-unit scheme.
Coffee House opened its first store in Lymm 15 years ago and has grown to more than 50 stores across the North, the Midlands and Wales while remaining wholly independent. The business serves speciality coffee, chilled drinks, homemade cakes and food, and has set out its aim to be recognised as the leading coffee operator across the North.
The 2,660 sq ft store occupies a former bank unit on the corner of King Edward Street and Paragon Street, created through landlord split works carried out by LCP UK, part of M Core. It overlooks Queen Victoria Square, home to Hull City Hall, the Ferens Art Gallery and the Hull Maritime Museum.
Ahead of opening, the Coffee House team will hand out free cake samples to neighbouring businesses at Queens House, along with 25% off vouchers to use once the store opens. Customers who sign up for a new account on the Coffee House Rewards app will receive a free drink as a reward for signing up and a free teacake on their fifth visit, alongside other app offers.

Chris Shelmerdine, Managing Director of Coffee House, said:
“We’re really excited to be bringing Coffee House to Hull and introducing our brand to a new area in East Yorkshire. As an independent business, we’re proud of how far we’ve come, but we’ve always been passionate about creating welcoming spaces at the heart of local communities. We’re looking forward to becoming part of Hull’s high street, getting to know our new customers and giving them a great place to catch up over a coffee.”
Queens House totals 133,705 sq ft across 39 lettable units, with frontages to King Edward Street, Jameson Street, Paragon Street and Chapel Street. King Edward Street and Jameson Street are fully pedestrianised and sit beside Albion Square, a £96m development delivering 226 new homes alongside retail and leisure space. The scheme is a six-minute walk from Hull Paragon Interchange and has a primary catchment of 605,000 people within a 10-minute drive.
Occupiers include TUI, McDonald’s, Dr. Martens, Barclays, Card Factory, Hays Travel, BoyleSports and Chopstix.
Brent Cooper, Legal Counsel (UK) at LCP UK, part of M Core, completed the transaction on behalf of the landlord.
